Start with exactly what is being painted
Walls alone are a different scope from walls, ceilings, doors and detailed woodwork. Floor area is useful context but does not measure every paintable surface. List rooms, elevations and individual items, including high ceilings, stairwells and external details. Identify whether the property is occupied and whether work needs to happen in stages.
Condition and preparation change the labour
Peeling coatings, stains, old patches, cracks and exposed substrate can add preparation. The amount of filling, sanding, priming or coating removal should be visible in the quote. Underlying leaks, dampness or damaged materials may need separate assessment and repairs. A fresh coat over a sound surface is not equivalent to a substantial restoration scope.

Access, finishes and timing affect the total
Height, access equipment, parking restrictions, furniture movement and protection all affect setup. Colour changes, selected products and finish requirements can change the coating specification. Commercial staging or agreed work outside normal hours may also affect pricing. Regional Victorian travel and project arrangements should be stated explicitly rather than left as an assumption.
Compare the inclusions before comparing totals
Ask each contractor to identify the same surfaces and expected finish. Confirm preparation, included repairs, products, application specification, access, protection, cleanup, timing, exclusions and tax treatment. If a per-square-metre rate is supplied, check how the area is measured and what the rate covers. A cheaper total may simply include less work.
- Which surfaces and preparation are included?
- Which repairs or access costs are separate?
- What coating system and finish are specified?
- How are additional findings and changes approved?
Get a quote for your property
Send your suburb or Victorian town, property type, room or surface list, photographs and preferred timing. Mention occupancy and access restrictions. Pro Painting does not publish a single price for every home or premises because the preparation and scope vary. Call 0423 337 290 to start a project-specific conversation.
Your questions, answered
Can you quote from photographs?
Photos help the initial discussion, but further measurements or a site assessment may be needed before the scope and price are confirmed.
Why do two painting quotes differ?
They may include different surfaces, preparation, repairs, products, access and timing. Compare the written inclusions and exclusions before comparing the total.
